New $45m Hawthorn East office gets green light

PRIVATE investor South Haven Group has received planning approval for a $45 million office development that will take the place of a tired Hawthorn East commercial building.

Designed by Mills Gorman Architects and with landscaping by Jack Merlo, the five storey building at 2 Hall St will have light-filled open plan workspaces on floorplates ranging from 600 sqm to 1,690 sqm to promote flexible office configurations.

South Haven Group paid $8.6 million two years ago for the corner parcel of 2,164 sqm, with a 1980s corner office block of 1,500 sqm with a 600 sqm warehouse and is located close to Toorak Rd and the Monash Fwy.

The new project will target a high NABERS energy rating and a gold WELL rating.

South Haven Group’s chief executive officer, Ian Pratt, said the project’s modern, character-filled design and abundant amenity would make it different from other, more traditional office buildings in the area, adding that the group wanted to create a “contemporary interpretation of the urban industrial aesthetic of the locality’s existing landscape”.

Pratt said interest is anticipated from retail headquarters, tech and proptech companies, professional services, financial companies, creatives and start-ups, and businesses already based in the eastern suburbs or looking to relocate from the city fringe commercial precincts of Richmond, Cremorne and South Yarra.

Workspaces will spill out to green terraces, and a communal area for tenants will open directly to an edible rooftop garden. Yoga and pilates classes are proposed to take place on site in shared communal spaces. End-of-trip facilities include 70 bike spaces, showers and towel service, and there will be 157 basement car parks across two levels and an electric car charging station.

Colliers has been appointed to manage the leasing campaign. Leasing agents Damien Adkins and John Howell said vacancy rates were at a 10-year low, sitting at approximately 5.95%, with no new supply forecast for the next 24 months.

Construction of 2 Hall St will begin once a significant pre-commitment is confirmed, with tenants anticipated to move in 24 months following.
